It is a non-profit corporation registered with the State and managed by a duly elected Council Members Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: CC&R's, Bylaws, and Articles of Incorporation. The governing legal documents for the association may be viewed online within the member page of this site. The corporation is financially supported by all members of the homeowners association. Membership is both automatic and mandatory.
The Covenants, Conditions and Restrictions (CC&R's) are the governing legal documents that set up the guidelines for the operation of the planned community as a non-profit corporation. The CC&R's were recorded by the County recorder's office of the County in which the property is located and are included in the title to your property. Failure to abide by the CC&R's may result in a fine to a homeowner by the Association
Association dues are collected from each property owner within the community to support the community's day-to-day operation. An annual budget is established based on these dues to determine the association's ability to pay its bills. These dues enable the association to pay for applicable services such as landscaping, street light maintenance, pool maintenance, clubhouse maintenance, social events, common area maintenance and repairs, and so forth. A small portion goes to the management company to enable those tasks to transpire. The management company works under the advice and direction of the Council. Acri is there to carry out directives and collect dues.

Check your association guidelines and then submit an architectural improvement or alteration request form for any upgrades, alterations, or changes. This will ensure that you have any requests on record as approved changes while keeping the community beautiful.
If you are planning any exterior remodeling, renovation, upgrade or replacement projects, submit the proper Request For Approval form PRIOR to the start of construction so that the project can be reviewed and approved in advance.
The Bylaws are the guidelines for the operation of the non-profit corporation. The Bylaws define the duties of the various offices of the Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run our community as a business.
A governing body is required to oversee its business. The Directors are elected by the homeowners at the Association's Annual Meeting.
If residents cannot resolve a situation between themselves, then turn to your Association. Should you have a situation that does not appear to be resolved through neighborly means, and you are willing to actively participate in the enforcement provided by the Policies and Guidelines, you may complete a Violation form online. The Violation Form may be found within the e-forms page on this site. If the situation is deemed in violation of the Policies and Guidelines, your Board of Directors will institute the enforcement policy. Your continued assistance may be required.
Yes in general. Notice of the time and place of any regular meeting will be noted in the community newsletter, minutes or contact your property manager.
